Buying or selling in San Diego,
with a broker in your corner.
Mirai Home is the practice of Nadra Germanos — a licensed California real estate broker representing buyers and sellers across San Diego County. Not a franchise, not a call center. One person who answers the phone.

Where are you in this?
Three questions, no email address, no obligation. It just points you at whatever is actually useful right now — which is sometimes a calculator and sometimes nothing at all.
What brings you here?
Roughly when?
Numbers built for here, not for the national average
Every national mortgage calculator assumes about 1.1% property tax and stops. In Del Sur, 4S Ranch and Torrey Highlands that is wrong by thousands a year, because Mello-Roos is a fixed charge no percentage will show you. These run in your browser — nothing you type reaches me.
What your home is worth
Not an instant estimate — the method an appraiser uses, on sold comparables you look up yourself. Plus where to find them.
Open the worksheet →What a house really costs per month
Mortgage, base tax, Mello-Roos, insurance and HOA in one figure — plus what a national calculator would have under-quoted you by.
Open the estimator →What you'd walk away with
Sale price minus payoff, commissions, San Diego's transfer tax and everything else. What sellers actually want to know.
Open the calculator →What you can realistically offer
A price band with local carrying costs built in — and a straight note that a lender pre-approval is the number that counts.
Open the calculator →Rent or buy, at today's rates
Willing to tell you to keep renting, and it says so when the numbers say so. Set appreciation to 0% and see.

Mirai means future
A home is the largest financial decision most people make, and it's the one they make least often. That asymmetry is the whole job — you do this once or twice in a lifetime, and I do it constantly.
As a licensed broker rather than a salesperson, I hold the higher of California's two real estate licenses and answer directly for the work. There's no layer between you and the person handling your transaction.
Whether you're buying a first townhome, selling a house you've been in for thirty years, or trying to work out whether now is even the right time — the conversation costs nothing and I'll tell you honestly what I think.
Sixteen places I know properly
Not sixteen templated pages. Housing stock and era, what the assessments actually are, the commute as it really drives, and who each one suits — including who it doesn't. The I-15 corridor inland, and the coast and North County west of it: two genuinely different markets with different rules.

What I do
Selling
Pricing grounded in real comparables, preparation advice that pays for itself, professional marketing, and negotiation that holds the line. Weekly progress updates whether or not there's good news.
Buying
Search strategy, honest assessment of each property's problems as well as its charm, and offer structuring that competes without overpaying.
Guidance
A valuation, a read on your neighborhood, or a plain answer about timing. No obligation and no follow-up campaign.
Don't take my word for any of it
This site links out, constantly, to the government records that can verify what I've told you — the Assessor, the Tax Collector, CAL FIRE, the DRE. That's deliberate. A site built to capture leads doesn't point you at the thing that could contradict it.
Start with the obvious one: look up licence 01188294 on the California DRE register. Then do it for every other agent you interview.
Start with a conversation
Call, text, or send a message. I answer my own phone, and there's no obligation attached to asking a question.
